This beautifully renovated 3-bedroom apartment is set on one of the island's largest private lots, offering a peaceful escape with sweeping dune and marsh views from two private decks. The space is perfect for families or groups of up to 7 guests and includes: • Living Area: A spacious living room that flows out to the decks, perfect for enjoying sunsets. • Kitchen: A newly updated kitchen featuring granite countertops, stainless steel appliances, and tile flooring, fully equipped for all your cooking needs. • Bedrooms: Three comfortable bedrooms to ensure a restful night's sleep. • Bedroom 1: Queen Bed • Bedroom 2: Queen Bed • Bedroom 3: Full Bed • Living Room: Sofa • Amenities: • Air conditioning and heating for year-round comfort. • In-unit washer and dryer for your convenience. • High-speed internet and a Smart Roku TV with premium Peacock streaming provided. You can also log into your personal Netflix, Hulu, or Prime accounts. Guests will have exclusive and private access to the entire second-floor apartment. Your stay includes: • Private Entrance: Enjoy the convenience and privacy of your own entrance. • Self Check-In: Easy access via a smart lock, allowing you to check in at your leisure after 3:00 PM. • Shared Outdoor Amenities: You are welcome to use the shared outdoor spaces, which include a fire pit for evening relaxation, a BBQ grill for cookouts, and ample green space to enjoy.

House Rules

• We are a pet friendly apartment. Please let us know at the time of booking if you will be bringing any pet(s). The max # of pets allowed is 2. We charge a $25/night per pet, pet fee which will be invoiced shortly after the booking. We ask that pets stay off the furniture at all times. • Check-in is at 3:00pm. If the apartment is ready early I will let you know ASAP the day of check-in. Check-out is at 10am. Late check-out will not be allowed due to our scheduled cleaners. • No house parties • Absolutely no smoking inside the apartment. This includes cigarettes, marijuana and vaping. A $500 fee will be assessed if evidence is found of smoking inside the apartment. Thank you for your cooperation • You may not exceed the number of people specified at the time of booking. • Quiet hours are 9:30 p.m. to 9:30 a.m. We have wonderful neighbors and it’s very important that all guests be respectful of them. • Please be considerate of the apartment and furniture. • If you damage the furniture or lose/damage the common beach chairs, you will be responsible for the cost of the damage and/or replacing any damaged property.

• Property Type: This apartment is the second-floor unit of a two-unit property. Please be mindful of potential noise for the guests below. • Large Groups: For larger parties or family reunions, both the first and second-floor units can be rented together to accommodate more guests. Please send an inquiry for availability and details. • Security: For your safety and security, there is an exterior Ring doorbell camera at the front door that records audio and video. Located on the southern bank of the Merrimack River where it empties into the Atlantic Ocean, downtown Newburyport is quaint, picturesque, walkable and has many top-rated restaurants, bars, cafes and shops. We recommend The Grog for pub food, Michael's Harborside for seafood on their open-air deck, The Poynt for small plates and cocktails and The DECK for casual waterfront dining and drinks. Be sure to visit Bob’s Lobster for award-winning lobster rolls and golden-fried seafood and chowder.

A wonderful home in a beautiful place with an excellent host. It was a perfect size for our family of 5. A short walk to the beach and restaurants and the bird sanctuary. We look forward to returning soon!

We really enjoyed our stay at Mike's Place. It was as described, and was very close to the Parker River Wildlife Refuge, which we came to spend time in. Nice small views of the salt march and dune landscape around the house. Quiet, homey, and comfortable. We loved cooking, and having breakfast in the spacious kitchen. We also loved the walk-in shower. The hot water was there almost immediately. Easy to get to Newburyport from this location too. Mike and his team were always very responsive. All in all, a really good experience.

Excellent location, easy to walk to the beach and through the beautiful neighborhoods. Easy to get into Newburyport with fabulous restaurants and cute shops. Beds were comfortable and kitchen was well stocked. Mike was very easy to get in touch with, very responsive.

My family and I stayed for the weekend and felt very at home. Mike’s home was spacious and in the perfect location. We were a walks away from the beach and only a 40 minute drive to Salem and Boston. Would definitely stay here again !
